Mixed use building in Taguatinga, 2019. This type of property, known locally as “commercial house”, can combine residential use (house) with commercial use. Typically, similar plots on the corner of the neighborhood distribute the built area on standard floors, which ends up creating large walls facing the local street and the entrances to the adjacent houses. Therefore, we proposed to distribute the program on floors with different areas. In this way, the commercial area can be accommodated on the floor that has a size compatible with its use and the building will have a height compatible with the surrounding houses when viewed from the side street. To this end, the project takes advantage of the maximum height allowed, positioning it at the most internal point of the lot so that its greatest height is facing the main avenue (where tall buildings tend to be located) and to the back of neighbors.

The building is divided into two towers and a basement. The tower built in a metallic structure accommodates the main program, has perimeter pillars, free internal spans and great flexibility of occupation. The circulation tower and basement will be built in apparent structural masonry. The choice of construction techniques is related to the objective of combining faster construction with the costs of work initially established.

The uncovered and wooded terraces face mostly the southwest and serve as a continuity of the internal pavements. The northeast façade, facing the main avenue, has its transparent glass frames set back and protected from excessive sunlight by a hollow metal mesh that preserves the view to the outside and allows natural cross ventilation. The visual contact of the terraces with the street and the internal floors with the avenue can contribute to the effect of “natural surveillance”, increasing the feeling of security in the surroundings and within the building itself.
