Bretagne Apartment

BUILT

SÃO PAULO-SP, 2022

The Bretagne building, inaugurated in 1958 by the builder Artacho Jurado, is a São Paulo icon, listed by CONPRESP in 1995 at P2 level. The listing imposes the maintenance of coatings in common areas and facade characteristics, but does not prevent the renovation of the interiors of the apartments, which can be renovated and reconfigured.

The project was made for a childless client with a keen interest in design and contemporary art. The main idea of the intervention was to maximize the social area of the apartment by removing two bedrooms to expand the living room area. In this way, we have transformed a 140 m2 three-bedroom apartment into a one-bedroom apartment. We did not have access to the original structure plans and installations, so we initially stripped the walls and structures to analyze the feasibility of the transformation. We discovered a complex structure of beams with 7 different dimensions. Unlike projects with modern precepts, where the free plan and rational structure, as a rule, allow reforms that are easier to adapt, the Bretagne project showed intricate structures of beams and pillars, which we chose to leave exposed. We then exposed all the elements of the original project, stripped all the walls and painted them white while the structures of beams, pillars and concrete slabs were kept exposed. The architectural elements, walls and structures were exposed almost in their natural state, the new walls were completely covered by cabinets, panels or coatings that signal a layer of intervention.

The dining table is fixed and adjoins the concrete and wooden kitchen counter, which is open to the living room. The kitchen is flanked by two large wooden panels: on one side the cupboard contains a pantry, the cloakroom and all the appliances, and on the other side the panel hides a large cupboard and the access door to the service area. We kept a shower in the bathroom so that the addition of a possible room would maintain the functionality of the apartment. The master suite has a large closet area that enters the bathroom, with no clear separation between these environments. In this way, the suite bathroom is partially “inside” the closet and part of the closet enters the bedroom.
